Why Choosing the Right Agent Matters More Than Ever in Halifax’s Changing Real Estate Market

If you think all real estate agents are created equal, the numbers will surprise you.

As of May 13,  Halifax has 1,566 licensed real estate agents. Sounds like a lot of options, right? But here’s the real kicker: 38.5% of them haven’t completed a single deal this year.

Yes, you read that right.

In a market where competition is fierce and buyers are more selective than ever, only 61.5% of agents have even one transaction under their belt in 2025. And of those, more than half have done just one or two deals so far.

Meanwhile, real estate policy in Nova Scotia is shifting — allowing agents to offer public incentives to attract clients. That may sound great on paper, but for most struggling agents, it means one thing: a race to the bottom. It shifts the focus from professional skill and strategy to who can throw in the biggest rebate — and that’s bad news for sellers looking to maximize their home’s value.

What Does This Mean for You as a Home Seller?

Incentive wars may seem “consumer-friendly,” but they come at a cost:

  • Less service (because agents are cutting corners to fund giveaways)

  • Weaker negotiations (because they’re stretched thin or inexperienced)

  • Poorer marketing (because they just don’t have the transaction volume to afford top-tier tools)

When you hire an agent to list your home, you want someone who’s not just "licensed" — you want someone who’s doing the work, closing the deals, and has a track record of getting homes sold in this market.

Here’s Where I Stand

I’m proud to be ranked in the top 10% of all Halifax agents — but more than that, I’m consistently one of the top 3 resale listing agents in the city.

That’s not just about numbers — that’s about trust.

  • I focus on resale homes, not just turnkey new builds.

  • I invest in staging, professional photography, digital marketing, pre-inspections, and strategic pricing — not gimmicks.

  • I represent sellers who want results, not rebates.

My clients don’t need an iPad as a thank-you gift — they need the right buyer, the best price, and a smooth closing. And that’s exactly what I deliver.

Choosing the Right Agent Is Everything

In a city where only a fraction of agents are actively doing business — and even fewer are doing it well — the difference between a successful sale and a stagnant listing often comes down to the person you hire.

Don’t gamble your home’s value on someone offering freebies because they can’t offer results.

Hire an expert. Hire experience. Hire the agent other agents look to for leadership.

Ready to talk about your next move? Let’s chat — no pressure, no gimmicks. Just strategy, service, and results that speak for themselves.
