Is it a good time to sell your home in Halifax?

When I hear this question, I can’t help but look like the cheshire cat. OMG, Absoutley it is an AMAZING time to sell. #halifaxhomesforsale #halifaxrealestate

I have been a real estate agent since July 2010, working in a buyers market for 8 years, minus the big hype of “HalifaxStartsHere”, I have never seen anything like this.

The cycle in my opinion started at the end of 2017. Stale inventory that was on the market finally started to SELL. The oddity of this…. no new homes were being listed. Then along came Jan 2018. I started listing homes out in Lawrencetown and Porter’s Lake. I kept thinking I was not going to move these homes till June, (that was if I was lucky) WELL GUESS WHAT? These homes sold in 30 days. I was shocked. Never ever have I listed homes in these areas with such a quick turn around. The whole year of 2018, was incredible. We finally had a balanced market!

Fast forward now to present day, 2019. WOW.. WOW… WOW! Homes are selling faster than ever! Yes, there are catches… let me explain.

  1. Buyers will not overpay for homes. Our Halifax consumers are more educated than EVER, thanks to the great website Viewpoint. Having said that, if a home comes up in the North End, that puppy is sold well over asking within a day.
  2. Price your home at market value or a little below. Drum up activity and the opportunity to have competing offers.

This truly has been the oddest market I have seen if I were to be honest with you. I have been racking my brains all year long trying to figure out why sellers are reluctant to list. From seller fatigue from previous selling years, to “I am staying put and will renovate” are the only things that come to mind.

Whatever it is, sellers in Halifax are WINNING!
