This Commercially zoned 27,240sf / 0.6+ acre Lot is a fully cleared and partially paved lot on the Main Highway through Musquodoboit Harbour, Highway #7 and which has an older Structure at about the center of of the Lot, that structure measuring roughly 42' x 36'. The structure served as the office and service area for this previous operated Irving Oil Fueling and Service Station. This Irving Station operated from about 1994 through to 2017, at which time Irving had the tanks, pumps and everything fuel related removed and the site was remediated by the professionals that Irving tends to work with. A clean report is available for review in this respect. The building was kept in place as it was seen as being able to still be used for an auto service business, but was not part of the remediation process when the facilities were closed. The building's main floor offers a reception area to meet clients, a small office is also behind that reception area and the main area that services the vehicles is accessed by two garage doors to allow access to servicing vehicles. There was not any remediation work done to this structure, to the seller's knowledge, when or since Irving remediated the site clean in 2017 and the asking price does possibly provide some level of contribution from the seller towards any testing to be done in the pit.
