February 2026 recorded 214 closed single-family sales across the Halifax Regional Municipality — up from 185 in January — as spring market momentum began to build. The median sold price reached $625,841 against a median list price of $645,721, with 62% of properties selling below asking price. Average days on market for sold homes improved to 45 days, down from 53 in January, while broader active inventory averaged 95 days of exposure.

Year-over-year, February 2026 trails February 2025's 269 closings by 20.4% — a meaningful volume contraction that reflects the broader market rebalancing underway since peak conditions in 2025. Sub-district 105-B averaged 111 DOM, flagging a persistent pricing mismatch that patient investors may be able to exploit. District 35 (Halifax County East) posted a 90.1% list-to-sold ratio across 8 sales, the steepest discount in the HRM.

February 2026 — Market Signal

With 1,074 homes on market against 214 closings, HRM sits at approximately a 5-month supply — technically a buyer’s market by conventional measures. Yet pockets of genuine competition persist: Districts 12, 10, and 40 each posted over-asking activity, confirming that well-priced, move-in-ready homes in desirable corridors still attract premiums.
