August delivered a steady, well-priced month for Nova Scotia's new construction segment: 53 sales went firm on MLS®, buyers paid list price at the median, and the median firm-to-list timeline held at 54 days. The headline story is supply. Builders and owners brought 123 new construction listings to market during the month, 2.3 new listings for every sale, with 109 of those still available at the end of August. That is the widest new-listing pipeline we have tracked this year, and it gives buyers meaningfully more choice heading into the fall.
Halifax Regional Municipality (HRM) remains the centre of gravity. HRM districts accounted for 34 of the 53 sales (64%) and 68 of the 123 new listings (55%). Within HRM, the median firm sale price was $759,000 on a median 2,360 square feet, while sales outside HRM ran at a $399,000 median on smaller, entry-level product. Pricing discipline was evident across the board: 36 of the 49 disclosed transactions (73%) closed at or above the asking price, and the average sale-to-list ratio landed at 100.0%.
The premium end of the market was active. Four sales cleared $1 million, led by a $1,335,000 custom home in Fall River that went firm in 23 days, and 15 of the 49 disclosed sales exceeded $800,000. At the same time, the new-listing side skews wider than the sold side: one-third of active August listings are priced under $500,000, and ten are priced at $1 million or above, including a $2.45 million Purcell's Cove residence and three Fox Harb'r golf-resort homes.
Sales are counted by firm date (August 3–31, 2026) and include 51 sold and 2 conditional records carrying a firm date. Four records reported a $0 (confidential) sale price and are excluded from all pricing calculations; they remain in sales counts, district counts and days-on-market figures. Pricing metrics are therefore based on 49 disclosed transactions.

The gap between what sold ($699,900 median, 2,238 sq ft) and what was newly listed ($629,900 median, 1,672 sq ft) reflects product mix rather than softening. August's new listings included a larger share of compact and rural offerings, duplexes in Three Mile Plains, condominiums in Lunenburg County and Halifax Central, and mini-home product in Halifax County East, which pulls the list-side median down. On a per-square-foot basis, new listings are asking $344 against $324 achieved on firm sales, a modest premium consistent with the spring and summer pattern.
The median firm sale took 54 days from listing to firm, unchanged from June. The average was 92 days, skewed by two long-carried listings: a Lantz spec home that went firm after 598 days and a Stellarton mini home after 454 days. Excluding all sales over 365 days, the average falls to 75 days while the median remains 54. The median is the more representative figure for this month.
Velocity diverged sharply by geography. HRM sales carried a median of 49 days, while sales outside HRM took a median of 101 days. Twenty sales (38%) went firm within 30 days, and three were pre-sold before they appeared on MLS® (0 days), including a Bedford West home that sold above asking at $1,205,806. The fastest sales were concentrated in established HRM subdivisions, Timberlea and Beechville, Fall River, Dartmouth, Bedford and Herring Cove, with Lantz the standout outside the municipality.
Closing timelines confirm that a meaningful share of August's firm sales are build-to-order: 35 sales are scheduled to close by the end of September, 15 close between October 2026 and March 2027, and two carry closings later in 2027 (a Hammonds Plains home in May and a Wolfville home in September).
Two observations stand out. First, the $800,000 to $1 million band was the single largest sold tier in August, driven by executive product in Middle Sackville, Timberlea, Belnan, Hammonds Plains and Bedford. Second, the $700,000 to $800,000 band is thin on the listing side (six active listings against eight August sales), which suggests buyers targeting that range in HRM will face limited choice this fall. Conversely, the sub-$500,000 tier is well supplied but concentrated outside HRM.

Timberlea, Prospect and St. Margaret's Bay led the province for the second consecutive month with ten sales, a $772,256 median and an average sale-to-list ratio of 100.7%, anchored by Brunello Estates and Wanders Way. Bedford posted the highest district median at $1,017,450 on the strength of two Samaa Court sales in Bedford West. Dartmouth's Montebello, Port Wallace and Keystone corridor is the district to watch on the supply side: 14 new listings arrived in August, eight of them from Cresco Construction on Terrastone Ridge and Gardenia Way, against four sales.

Ramar Construction was the clear volume leader with seven firm sales spanning $539,900 in Devon to $889,000 on Brunello Boulevard. Six of the seven closed at or above list, including a 2.6% premium on a Timberlea home that went firm in 13 days. Signature Homes converted all three of its August sales at or above asking, with Wanders Way in Timberlea achieving 104.5% of list.

Marchand Homes is the notable new entrant to the top tier: eight August listings, including two Nettie's Way homes in Grand Desert above $1.24 million and three Enfield and Fall River executive homes, with one Rockcliffe Drive listing already conditional at $883,470. Ramar and Cresco together account for 19 of the 109 active listings, and both are positioned squarely in the $600,000 to $700,000 band where HRM buyer demand has been most consistent.

Timberlea and the broader Brunello corridor continue to define the HRM executive segment: six Timberlea sales plus Brunello Estates and Beechville put nine transactions within a few kilometres of each other, at a combined median above $770,000, with the fastest velocity in the province. Lantz remains the strongest East Hants node for the $560,000 to $615,000 buyer, and Dartmouth is set to see the deepest fall inventory of any HRM community.

Also of note: a 7,181 sq ft residence on Waynesboro Avenue, Middle Sackville, listed by ReDesigns Construction at $3,154,512 on August 18, was reported sold within six days. The sale had not yet gone firm within the August reporting window and will be captured in a subsequent report. If it closes near asking, it would rank among the highest new construction sales recorded in the province.
Three factors will shape the September and October new construction market.
Inventory is building in HRM's core builder communities. With 61 active HRM listings from August alone, concentrated in Dartmouth, Timberlea, Spryfield and Fall River, buyers will have more comparable product to weigh than at any point since spring. Builders holding standing inventory over 90 days may need sharper pricing or incentive structures to maintain the 100% sale-to-list discipline seen in August; only four August listings have been reduced so far, which suggests builders are not yet under pressure.
The $600,000 to $700,000 band is where volume will be won. Twenty-six active listings sit in this range, more than any other tier, and it aligns with the strongest recurring buyer demand in Timberlea, Dartmouth and the East Hants corridor. Expect this tier to drive fall sales counts, while the $700,000 to $800,000 band remains under-supplied.
Premium product is testing new ceilings. Ten active listings at $1 million or more, plus the Waynesboro Avenue sale pending firm status, represent the deepest luxury new construction pipeline of the year. Fall River, Bedford West and Middle Sackville have demonstrated that $1 million-plus custom homes can go firm in under 60 days when priced correctly. Whether the wider luxury inventory, including resort and waterfront offerings outside HRM, absorbs at the same pace will be a key indicator to watch through the fall.
For sellers of resale homes in these same communities, the takeaway is direct: new construction competition is broadening in the $600,000 to $1 million range, and presentation, pricing precision and move-in readiness will matter more this fall than they did in the spring.
The following answers draw directly on August 2026 MLS® data for new construction sales that went firm during the month and new construction listings entered during the month, province-wide, with an emphasis on the Halifax Regional Municipality (HRM).
Steady and disciplined. Fifty-three new construction sales went firm across the province, the median sale price was $699,900, and buyers paid list price at the median. Homes took a median of 54 days to go firm, unchanged from June. The more significant shift was on the supply side: 123 new construction listings came to market in August, 2.3 for every sale, and 109 were still available at month-end.
The gap is substantial and reflects both size and location. Within HRM, the median firm sale was $759,000 on a median 2,360 finished square feet. Outside HRM, the median was $399,000 on roughly 1,224 square feet, with most activity in East Hants, Colchester, Kings and Cumberland counties. On a per-square-foot basis the two markets are closer than the headline suggests: about $324 in HRM and $338 outside it, because smaller homes carry higher fixed costs per foot.
Not materially. Of the 49 sales with a disclosed price, 25 sold exactly at list, 11 sold above it and 13 sold below, for an average sale-to-list ratio of 100.0%. The largest builder premium was 104.5% on Wanders Way in Timberlea, and the deepest discount among the executive sales was roughly 10% on the highest sale of the month in Fall River. On the listing side, only 4 of the 109 active August listings have been reduced. Builders are holding their pricing, and the market is accepting it.
Timberlea, Prospect and St. Margaret's Bay led the province with ten sales at a $772,256 median and a 35-day median time to firm, anchored by Brunello Estates and Wanders Way. Waverley, Fall River and Oakfield was faster still at 23 days on five sales, and the Kingswood, Haliburton Hills and Hammonds Plains district posted a 19-day median on two sales. By contrast, Bedford's four sales took a median of 121 days despite the highest district median price at $1,017,450, reflecting two long-carried Bedford West spec homes.

Timberlea added 13, Hants County 12, and East Hants and Halifax County East 10 each. For HRM buyers, Dartmouth will offer the deepest selection of comparable new product this fall.
